Our rent-to-own program helps bridge the gap between renting and buying a home.

Simply put, we provide a creative “financing” option.

Our customizable program can be tailored around the barriers preventing mortgage approval. These barriers include:

  • Low credit score.

  • Insufficient down payment.

  • Bankruptcy or Consumer Proposal.

  • Divorce.

Program Breakdown in 5 steps

  1. We collaborate with you to identify the ideal home within your budget. Additionally, we streamline the criteria that banks consider during your mortgage application process, and devise a strategic plan to ensure your success.

  2. An excellent realtor will help you discover the home that perfectly aligns with your requirements and financial means. With access to a wide range of listed properties, the options are plentiful. Prior to commencing the program, we will mutually agree on the future purchase price of the home. This guarantees clarity on the cost, providing you with a steady financial target to pursue.

  3. We will start the purchase process, if everything meets our criteria we will acquire the home.

  4. Shortly after acquiring the home, you can transition into your new residence. Over the program's duration, you'll lease the property from us while concurrently rebuilding your credit, accumulating funds for your upcoming down payment, and establishing a solid income history. Your payments will encompass rent and an additional amount designated for your future down payment, termed "Option Consideration payments." Regular meetings with our mortgage broker will be conducted to verify progress and ensure eligibility for a mortgage upon program completion.

  5. A few months before the end of the program you will start the mortgage application with our mortgage broker. After your approval from the bank, you will purchase the property from us and officially become homeowners!

Basic program requirements

  1. A minimum Initial Option Deposit (less than 5% of the price of the home in most cases). These funds form part of your down payment at the end of the program.

  1. A credit score of 500 or more. We make exceptions to this requirement in unique situations. For example, if you just applied for a mortgage or other loan and the credit check lowered your score.

  2. The ability to qualify for a mortgage by the end of the program. Our team will coach you along the way!

Your responsibilities

  1. Make monthly payments on time.

  2. Pay utility bills.

  3. Keep up the maintenance of your home.

  4. Pay tenant insurance.

  5. Build your credit. This includes meeting the recommendations provided by us and our mortgage broker.
